9 Ways to Sell Your Waukesha County Home Faster Than The Neighbors

Homes for Sale in Waukesha County WI - Find out how to make your Waukesha County home stand out and sell faster over the other listed homes in the area.

Thinking of ways to sell your home faster?

Real estate is a competitive market, so it's not surprising that you would want to find ways to sell your Waukesha County home faster than the other homes for sale in the neighborhood.

Many home sellers are going the normal route of cleaning, decluttering, and painting their homes. What else can you do to make your home stand out and sell faster than the other listed homes in the area?

Tips to help sell your home faster

While there are many other factors that can determine how quickly your house is going to sell, here are some tips that will certainly help sell your home faster than your neighbors.

1. Amp up your home's curb appeal.

Do you remember the eight-second rule? The first eight seconds are crucial, because the first impression is formed within that short span of time. Within eight seconds, the buyer will decide whether they will buy your home or not.

In most cases, the first eight seconds are spent outside the home, when the buyer first looks at your home for sale for the first time. That's why it is important to amp up your home's curb appeal.

Grab the buyer's attention with a well-presented curb appeal. Step on the street outside the perimeter of your house and take a good look at what the buyer will see. Enhance your curb appeal by removing weeds, mowing the lawn, trimming the hedges and other plants, and making sure that the windows, driveway, walkway, and porch are clean.

2. Make your home look more spacious.

Buyers love spacious homes. While you can't add square footage to your home without knocking down walls, you can make it look more spacious by clearing out most of your belongings and organizing the remaining items.

Decluttering will make the house look bigger, especially if you can declutter 30% or more of your home's content.

For many sellers, decluttering means moving stuff out of the house and placing them all into the basement, garage or shed in the backyard. That's not really helpful, since some nosy buyers may open the storage, only to have your things crash over them. Decluttering extends to all the storage units of the home, be it cabinets, closets, or shed.

The answer to your space concern is to rent a storage unit near your home or a storage POD.  These options will provide you with enough space to safely store your items while allowing the house to be clutter-free.

3. Make minor repairs. Cosmetic updates like replacing broken bulbs, changing door knobs, and installing new hardware fixtures in the kitchen and bathroom can make your home look more put-together, well-maintained, and inviting. There's nothing most buyers love best than a move-in ready home.

4. Clean everything. All sellers clean their homes. Step up and go the extra mile by not just cleaning, but deep cleaning the home. Don't just focus on the surface areas, go inside, behind, under and over each appliance and furniture. If you don't have the time to do it, hire a professional cleaner. They will do the job efficiently and will leave your home super clean and better organized.

5. Stage it. Staged homes sell faster and for more money than those who are not staged. In a study conducted by the National Association of Realtors® (NAR), staging a home makes it easier for buyers to picture themselves in the home.

Updating light fixtures can make the home look new. In choosing a paint color, go for neutral tones.

6. Offer an incentive. To help buyers be more eager to buy your home, offer an incentive. One of the most common incentives is to leave some furniture or appliances. This way the buyers don't have to buy new appliances when they settle in.

You can also offer them a credit for non-recurring closing costs. Or you can pay for the moving costs.

There are many incentives you can do to attract more buyers to your home.

7. Make it  available. When your real estate agent calls you and informs you of a showing, make sure that the house is available. This could be the buyer you’re looking for and you don’t want to pass it up just because you don’t feel like preparing the house for a showing.

8. Hire the right real estate agent. The real estate agent you hire will partly determine how well your home will do in the market.

9. Price it competitively. Most importantly, when you want to sell your home, you need to price it right from the get-go.

If there are several homes for sale in the neighborhood and they are all similar in size, number of bedrooms, and style, but one is priced just a tad lower over the others, which one do you think the buyers will go for?

When selling in a competitive market, you have to be prepared to think of ways to make your home more attractive to buyers. That way, your Waukesha County home will sell faster than your neighbors.
