Top 10 Tips You Need to Know Before Selling Your Home

Waukesha Homes for Sale

Selling your Waukesha can be a nerve-wracking experience.

The mere prospect of letting go and putting on the market the biggest financial investment you've ever made is overwhelming and scary, more so when you're a first time seller.

If you’re not properly guided, you can make a lot of mistakes in listing your Waukesha property. In real estate, mistakes can be costly.

To avoid pitfalls and stress, it is important to stick with some basic guidelines.

Here are the ten things you have to remember in selling your home.

1. Seek advice from your real estate agent before making any changes or updates in the home. Sure, you want you home to be update and move-in ready so buyers can easily fall in love with it, but are the improvements you’re making what the buyers really need? What you want in a home may not necessarily be what buyers want. What better way to know than to ask a professional who is constantly dealing with buyers?

2. Find an excellent agent with a strong online presence. Nine out of ten buyers use the internet as their primary source of homes for sale. It’s important to hire an agent who uses various real estate and social media platforms to market listings. This ensures that your home for sale shows up on the right places where people are looking for them.

3. Hire a local agent. Seek the assistance of a local agent because they are more familiar with the area and its market.

4. Use professional photographs when marketing your Waukesha apartment. People are visual creatures. A buyer’s attention is easily drawn by beautiful professional photos.

5. Be familiar with the selling process. The only way you’ll have a smooth sailing home selling journey is if you are familiar with the process, from home showings to inspections and closings, so take some time and sit down with your Realtor® so she can explain the process and answer your questions.

6. Conduct your own research. It can be very tempting to go with the agent who gives the highest valuation for your home, but don’t. Take some time to understand the market, check out the competition and know their prices.

7. Your buyer’s agent doesn’t have to be your seller’s agent. Get to know other agents, interview them, know what they bring to the table, and choose the best agent who can help sell your property fast.

8. Consider all offers, even those that don’t meet your asking price. Know what other deals the low offers may have and counter them. Some buyers can get so stuck on the listing price they ignore all lower offers, then end up getting disappointed because no good offers came.

9.  Check if your agent works full-time or part-time. It is better to work with a full-time agent since he or she can give more time to your listing.

10. Get it all in writing. In real estate, a verbal agreement is not enough. Everything must be in writing. Whatever commitments or agreements your agent has made must be included in the contract. And remember, once you signed, you are already locked in that deal.

Putting your Waukesha real estate up for sale may be daunting, but with the right help, you’ll have a great and successful home selling journey.
